What are floorplan services?

Measurement services are just what they sound like: Based on your requirements, an appraiser will measure the home's dimensions and area, then draw a basic or highly detailed layout. The appraiser's report and floorplan is a form that can be used to prove the accurate Gross Living Area (GLA), the sum of all livable space, of your home. These services are useful and often essential when challenging property taxes or selling a property.

How does a home measurement or floorplan service work?

During a measurement or floorplan service, a certified appraiser takes measurements of the home or property with a measuring tool — either a tape or laser measuring device. As they tour the home, they mark the layout of the rooms and other features, like closets, patios, and pantries. They may draw a rough sketch of the property. Then, the appraiser types up a report and a more detailed floorplan showing the total area and the general layout of the house. The resulting report is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documents, property listings, and more.

When is a measurement or floorplan service required?

Challenging real estate taxes

Property tax records frequently reflect inaccurate area of a property because the values can come from many sources, and sometimes go unverified — which means you may be taxed for more space than you actually own! Unless a certified appraiser has completed a recent appraisal or home measurement service on your property (after any renovation that might have affected square footage), you'll need an appraiser to perform a home measurement service before disputing what you're taxed. An appraiser will determine an accurate Gross Living Area (GLA) of your property so your taxes can reflect the actual square footage — and you can stop paying more than your property is worth.

Selling a listing

A measurement service can ensure that you're paid a fair price for your home. Living space is one of the biggest elements potential buyers examine when purchasing a house — but since square footage values are often estimated rather than properly measured, your home listing might reflect less Gross Living Area (GLA) than it actually has. An inaccurate GLA not only reduces the selling price of your property, but possibly even the number of interested buyers. The only reliable method of using a definitive GLA when listing your home is to refer to a recent appraisal or measurement service carried out by an appraiser (after any renovation that may have affected square footage).

Information for agents

To make sure that your client's home closes at a price that appropriately reflects market value, we recommend requesting a floorplan service for the property. Clients, and especially potential buyers, will be grateful for your thoroughness, and you can be assured that the GLA on your client's listing is a true representation of their home. A floorplan can also be a wonderful marketing tool to interest potential buyers because they can view the layout and characteristics of the home before and after touring.
